Green building materials and green products have played an important role in the progress of the green building movement in India. In this interesting feature, we present the building industry’s perspective on this issue and follow it up with a list of some of the finest green products available in the market
In an interview with Construction Week, Dr Prem Jain, Chairman of the Indian Green Building Council had remarked that the cost of green buildings is still higher than conventional buildings in India. “The reason being we do not have enough products in India that are truly green. Of course, many people claim that their products are green but we do not know if that’s true.
We do not have a system to validate the greenness of a product. Consequently, the evolution of green products in India has been very limited. If we had more true green products, our movement would have progressed further,” he had said. “Therefore, we hold a congress where we encourage green products,’ he had added.
The eighth edition of this congress – the Green Building Congress – is just around the corner and we decided to find out what the industry has to say on the key aspects of this issue like the role played by green products play in the creation, operation and maintenance of green buildings; availability of such products in the market; pricing of the products and availability of adequate mechanism to validate the green claims.

Green products do play an important role but equally important are product engineering, mindsets and processes. The industry needs to understand these products and be adept in putting them to good use.
With the opening up of the market, availability of green products has definitely improved. Indian companies have shown considerable progress in developing green products. Of the products available in the market today, almost 90% are Indian while about 10% are imported. Of course, there is a great scope for improvement in terms of the quality of the products.
While the availability has improved, prices are still on the higher side. Talking specifically from our company’s perspective, I can say that we do have adequate mechanism. The industry too is evolving on this front.
While the progress of the green building movement has been satisfactory, Government needs to encourage the industry further by giving incentives. The green building movement is at a critical stage and it needs to be pushed.

Saving resources and preserving ecology both go hand in hand in building construction. Green products ensure energy efficiency as well as reduced harmful industrial waste. For example, using high performance glass façade leads to transmission of less heat and more natural daylight and reduce the use of artificial light and air-conditioning. Additionally, using FSE certified timber and recycling products in case redevelopment projects ensure less use of new resources.
There are few vendors who provide green products and more such vendor’s are always welcomed to bring in competitive markets.
Green products are priced 15 to 20% higher for certification than the non certified products. However with widespread application across industry will help reduce the pricing.
There are institutions such as the Green Building Council that certify projects based on achievements of pre determined criteria’s (In India as well as abroad).
It has been observed over time that unbridled development puts a burden on ecology. Hence eco friendly initiatives in building construction are vital to sustainable development, wherein the eco system is preserved ensuring a safe and clean environment both to our progeny and the generations to come. It is well proven that end user / occupants will enjoy benefits by consuming less energy, water & excellent space efficiency. Developers are sincerely promoting this concept which will definitely save our earth from being climatically imbalanced.

Green materials are environmentally responsible because their impacts are considered over the production and life of the product, evaluated and then utilized depending upon project-specific goals.
The concept of sustainable building incorporates and integrates a variety of strategies across project lifecycle. Use of green building materials and products represents one important strategy in the design of a building. Green building materials offer the following benefits to the building owner and building occupants: Energy conservation, Improved occupant health & productivity, Lower operating costs, Reduced maintenance/replacement costs over the life of the building and Greater design flexibility.
Integrating green products into building projects also help reduce the environmental impacts associated with the extraction, transport, processing, fabrication, installation, reuse, recycling, and disposal of the materials. In olden days, we always had sustainable buildings. With a lot of influence from West, we gradually missed the issues and began practices which were not so green but which gave fabulous looking structures.
Most of the products are available in India as mostly green products are locally sourced. But there is very low manufacturer and consumer awareness in the market. The vendor is not aware of the green facts of the product requirement. Indian brands need to help raise consumer consciousness.
Yes, most available products are competitively priced. There are a few which are highly priced but products like these also have high utility value.
No, the mechanism is not adequate. In India the manufacturers submit a declaration or certain test reports wherever applicable proclaiming that the product sold is green. This is considered as valid, but there is no cross checking done by any institute.

The end product is the sum of its parts. You can have a green building only if there are green products available. Green products finally enable you to ensure that the cost of energy and water are low when the green building becomes operational.
The Indian green construction movement is in its nascent stage, so technical knowledge is not easily available. While India is on the way to becoming a genuine green building market, there is still a dearth of building materials needed for these structures. I foresee that the demand for such products will go up in the future and as that happens, competition will set in and the theory of experience curve will start working and eventually the availability will increase and costs will come down.
The competition has not really set in and hence pricing is not competitive. Currently one is going by certification provided by the manufacturer. There is a large gap between the current situation and where we should be. Standards for various products needs to be defined, credible third party testing and certifying agencies have to become available.

Well a lot depends on the green products. They are the essential components of a green building and rate highly when measuring the building in terms of tangible returns.
Not really satisfied but still, these days the availability of green products is relativity better than what the scenario used to be around 10 years ago when we first started developing green buildings.
The pricing is good but not as competitive as it would be in a matured market. The prices would go down even further with time as more and more people realize that apart from being environment friendly green today make business sense.
There are different governing bodies which rate products in different category, in terms of Green Developments, IGBC acts as a tool which measures and rates a building in terms of its active and passives green features. The products/ components used in a green building need to be of the highest standards and meet the strict norms of the IGBC.
We just hope the government realizes that Green is the need of the hour and encourage the producers / manufacturers by offering better infrastructure and aid in terms of subsidies and tax benefits on environment friendly products.

Green products have less life cycle impact on the environment than conventional products and therefore are vital to a Green building. Products like low VOC (volatile organic compounds) paints, carpets, adhesives etc ensure a healthy indoor environment since they are less toxic and hazardous to humans whereas energy efficient electrical and mechanical equipments reduce the energy consumption of the building and ultimately CO2 emissions. Green buildings require green products to be native or regional and therefore beneficial to the local economy.
Availability of green products in the Indian market isn’t very satisfactory. Certain sectors like glass industry, interior product manufacturer’s like gypsum / false ceiling / false flooring / carpets, sanitary ware manufacturer’s etc whose principle is non Indian, have introduced green products which meet the requirement. However, there is a real dearth or monopoly I should say, when it comes to looking at products with certified SRI value, certified wood, etc.
Apart from the above product lines which cater to green building rating system credit compliance, there could be products which are local to India like fly ash bricks, mud / adobe blocks, ferro cement products which are low energy consuming for their manufacture, generate local employment, predominantly use available local material or post industrial waste.
Would be great if leading building material manufacturers introduce these products in the market. Brand name does matter when an end user wants to buy them for their building, especially in commercial large scale construction. Also, the lead times for such low energy consuming materials / certain green products are very high.

The growth in the number of projects registered with the Indian Green Building Council (IGBC) denotes the increasing popularity of implementation of green measures amongst the building business sector. As compared to earlier scenario, more vendors are attracted towards the green building market considering its huge potential.
IGBC is a green certifying body that has developed recommended list of vendors from whom green products can be sourced. However, top institutes like IITs should come forward with certain mechanism to cross check the validity of products’ claim to being green.

We are satisfied with the availability of green products in the Indian market generally, but it is difficult in the Goan context.
The pricing is competitive to some extent. Speaking from Goa’s perpsctive where we have a project, there is definitely lack of adequate mechanism to cross check the validity of a product’s claim. Publicity needs to be improved for green products and its benefits.
