One of the finest examples of integrated MEP contract was implemented by Blue Star for VR Mall, Chennai.
One of India’s largest retail and entertainment complexes, Virtuous Retail (VR) Mall in Chennai houses a mall, multiplex and a 20-room hotel in a massive 2 million sq-ft of area. Blue Star feels privileged to have executed Integrated MEP services for this LEED certified Green Building.
Blue Star and VR Mall
Blue Star has been VR Mall’s chosen partner at all their projects so far. Chosen for electrical works at Surat and then the electrical, plumbing & firefighting works at Bengaluru, Blue Star’s scope for Chennai Mall was of an integrated MEP service provider.
The scope of the project included engineering, supply, installation, testing and commissioning of MEP works for the mall, multiplex and hotel of the VR Mall project.
Air conditioning scope of the project comprised three 1000 TR and one 500 TR chiller, 19 pump sets, 22 AHUs, 315 CSUs, eight HRWs, along with pipes, insulation, valves, ducts, grills and diffusers.
Electrical scope included four 2 MVA transformers, four 1010 kVA DGs, two 33kV HT panels, 281 LT panels, 340m bus ducts, distribution system, cable trays, cables, UPS, fire detection system, and lighting fixtures.
Plumbing scope consisted of two sets of WTP systems, four hydropneumatic systems, pipes, coupling and fittings.
Fire-fighting scope comprised active system, fire pumps, external hydrant and piping.
Advantage BLUE STAR
Value Engineering: Keeping in mind the customer benefit, Blue Star followed Value Engineering in all the processes undertaken. The HVAC system was redesigned with 2 USGPM instead of 2.4 USGPM. By reducing a single transformer of 2MVA from 5 units to 4 units, the electrical system was value engineered from 10MVA to 8MVA.
In the fire system, fire pipes were reduced by 12km by effectively utilising the building shaft. It also led to a better design without affecting system performance. Instead of 5 axial fans, 4 fans were installed in every fan room, resulting in space optimisation and lower energy consumption.
Efficiency in Design, Processes & Execution: With precise planning, all supports were prefabricated at the factory and brought to the site for installation. Optimal operation was also achieved through efficient store management at site and thorough 3C implementation. Through a precise coordination, the layout of the electrical bus duct system was laid from the external substation and DGs to the electrical panel room. Common supports were used across the project rather than individual ones in order to increase efficiency.
Quality Compliance: was maintained across all aspects by standardising materials of different classes. Since it is a LEED Gold certified Green Building, latest energy efficient equipment like HVAC and energy-efficient lighting sytems were installed. With a high degree of engineering and planning, forged-type welding of pipes was done with one make of materials.
Statutory Approvals: Not only the Safety Certificate for electrical works was coordinated and obtained from CEIG, but also power sanction was coordinated from TNEB. We obtained fire compliant certificate in co-ordination with the fire department.

Keeping Customers First
To extend comfort to the mall customers, sufficient heights have been maintained across all floors. Unlike 1,800 mm height in the parking space of regular malls, Blue Star has maintained a height of 2,300mm so that the customer shouldn’t face any restriction while transit. The entire network of MEP header lines as well as higher diameter pipes were run in a height-restricted setting without causing any hindrance to the customers.
With a unique water supply system, Blue Star has enabled provisions for an adequate water supply and an efficient water drainage system for each and every shop. Designing and creating electrical, HVAC, and fire fighting services and chilled water supply in a secluded corner away from the usable space in certain areas has also helped in space optimisation and ease in maintenance.
A robust UPS system has also been setup for an uninterrupted power supply. With a strategic placement of air handling units, Blue Star has ensured a comfort cooling for the customers. With safety equipments placed at accessibly locations, all statutory norms have been completed and well taken care of.
Blue Star executed VR Mall Chennai to the complete satisfaction of the customer. The high expectations on quality of materials, engineering and execution were met and even exceeded across the project.
