Rail Land Development Authority to redevelop railway colony at Boulevard Road
The site will be developed as a residential project
The Rail Land Development Authority (RLDA) will redevelop a railway colony at Boulevard Road, adjacent to Tis Hazari Metro station near Rajpur Road in North Delhi.
The site will be developed as a residential project on 5.38 ha plot.
As per Delhi Master Plan 2021, the project falls in the Civil Lines Bungalow Zone and is governed by Development Control Regulations (DCR) and Zonal Development Plan for Zone-C (Civil Lines).
Additionally, overarching regulations as laid out under Delhi Master Plan 2021 and Unified Building Byelaws will also apply to the site.
The entire land parcel will be available for high-end residential development immediately after relocation of the existing railway quarters to other location within Delhi.
Its location in the bungalow zone will see elite development with high-end villas, bungalows and plotted residential development.
Moreover, exclusive commercial development is also proposed on the site facing the Lala Hardev Sahai Marg.
Due to proximity to the Ring Road, the site is also well connected to the peripheral developments in Gurgaon and Noida. The immediate influence zone of the site would extend to approximately five to seven km radius, encompassing parts of Central and North Delhi.
RLDA has over 70 sites across the country for leasing and eligible developers for each will be selected through an open and transparent bid process.
Presently, the Indian Railway has approximately 43,000 ha vacant land across India.
