The upcoming tallest building in Thane, Shree Tirupati Group’s (STG) Star Living is all set to change the Thane skyline. The 72-storied tower is an engineering and architectural marvel with globally acclaimed experts ensuring steady progress. Within just 14 months of construction, two massive basements and 11 levels of tower have been completed. This IIFL Finance funded project has already consumed close to 11000 cubic metric tons of concrete. Managing Director of STG Group Vinod Doulatani talks to Construction Week on the construction, technology and engineering aspects, involved in the making of Star Living.
Who are the key partners involved in making of Star Living?
We have number of international and Indian partners involved in this project. They are Architectural Consultant- Spectrum Design Group; Liaising Architect – Nexstep Consultants; Structural Consultant – KMH Engineering; Landscaping Consultant- Site Concepts; MEP Consultant – Integrated Technical Services; Façade Lighting Consultant – Lighting Concepts, Façade Consultant – Inhabit, and Wind Tunnel Consultant – RWDI.
Technology in any project plays a vital role in shaping it and giving it a robust and modern look. How important has it been for this project?
Construction Technology at STG Star Living is the differentiating factor. We have MFE formwork technology from Malaysia, which offers a revolutionary aluminium formwork construction system that has been developed and successfully used around the world to form cast-in-place reinforced concrete structures. The construction time would reduce considerably due to the MFE system framework and also known for its accuracy.
Safety for construction workers is a key for all projects especially when it comes to high rises. What steps have you taken in this regard?
The Doka protection screen Xclimb 60 allows one to carry out construction work in high-rise projects at greater safety levels, and protect the workforce from the weather. It is a hydraulically climbed system that can also be quickly repositioned by crane. Because it is structure-guided at all times, it can be operated even in windy conditions.
What kind and grade of concrete is needed to build tall buildings?
High-strength concrete like M80, M70, M55 is essential for tall buildings because it can withstand significant wind loads, stresses and also ensure structural integrity and safety. A low water-cement ratio enhances the strength and durability of the concrete. Along with the supplementary cementitious materials like fly ash or silica fume are added to the concrete mix to enhance its properties. These materials can improve durability and reduce the heat of hydration.
The role of the principal contractor is vital for any real estate project. Could you tell us more about the chosen entity?
The principal contractor appointed for the tower is Vishwa Samudra Engineering (VSEPL), a multi-billion dollar enterprise. They are known for delivering turnkey projects with a high commitment towards sustainable environment. Their portfolio of construction work consists of road construction (national, state highways, urban and rural roads), ports, ropeways, fishing harbours, marine structures, airport runways, buildings, tunnels, metro depots, irrigation and electrical projects.
Can you talk about the project specifications?
STG Star Living is a luxurious project having high-end finishing with two basements, ground plus 72 floors with the top 5 floors that boast of 40+ amenities. The one-of-a-kind infinity pool at the rooftop, will have a spectacular experience overlooking the skyline of Thane.
