You have been very active in Maharashtra. What are the advantages of choosing locations outside Mumbai?
Maitreya Realtors has a strong presence in Nashik. The city, which is the third end of the Golden Triangle, is now emerging as a realistic alternative destination for buyers from Mumbai and Pune. Could you provide details about some of your prestigious projects?
Maitreya Greens is the first ever Indian Green Building Council (IGBC) gold pre-certified project in Nashik. The project is located on Pathardi road, one of the fastest developing areas of Nashik, just 1.5km off the Mumbai-Nashik Highway. Its striking façade is an interesting combination of elegance and individuality with a touch of natural beauty.
We have taken care of detail and techniques, including the material used in the construction. All materials used in construction help in energy conservation and cost efficiency. You have used green housing technologies in some projects. Could you tell us what it involved? Will it mean higher costs for residence buyers?
To ensure efficient use of water, the project facilitates rain water harvesting, low-flow fixtures and faucets and sewage treatment plants. The materials used in the construction of the project are eco-friendly that reduce construction waste. Solid waste management is done on the site itself, resulting into zero waste discharge.
The project is equipped with solar water heating systems and buildings are fitted with energy efficient lighting fixtures and appliances, which ensure high energy efficiency. Use of hybrid DG set, sufficient green area and overall landscape design further enhance the efficiency. Electrical charging points for vehicles are also provided to save fuel and reduce air pollution resulting from its use.
The indoor environmental design allows living spaces in every apartment to receive plenty of daylight and fresh air in abundance, making every homecoming a pleasant experience. Use of low volatile organic compounds (VOC) materials further ensures health of inhabitants.

You have facilitated lifetime maintenance of your property at Maitreya Sankul. How did you achieve that?
The lifetime maintenance is made possible with the inputs starting from the design stage itself, and the selection of the raw materials. Also the periodic preventive maintenance schedule post the hand over which will take care of the problems which require a huge amount to rectify if not attended in time.
Also the maintenance contracts are executed on long term basis with the original vendors.
Considering the housing shortage in India, affordable housing is the only way to ensure more housing. What are some of your expectations from the government to promote affordable housing?
The government should create special residential zones for the promotion of affordable housing in the city along with some relaxation in the taxation norms and implementation of real estate regulatory bill. Various measures should be taken to streamline urban development by simplifying the development controls rules. Public-private partnership arrangements have the potential to meet the requirement of better dwelling units for economically weaker sections.
You came on the housing scene in 1998. How has been your journey so far?
We adopted a very cautious approach and were doing single projects at a time, as this was a new area for us. The response to the projects has been encouraging and this made us decide to move ahead in a big way. We have now launched and are executing multiple projects in various cities.
Could you tell us something about your other ventures such as Maitreya Services, Maitreya Plotters and Structures, Maitreya Realtors, Maitreya Meganet, Maitreya Hotels and Resorts, Maitreya Assurance and Maitreya Mass Communications?
Our founder, the late Madhusudan Satpalkar, sought the welfare of the less privileged people in India. His desire to help the society to elate financially and socially became a motive to constitute his first venture, Maitreya Services. After that came Maitreya Plotters and Structures. The company is into land plotting and Maitreya Realtors are into construction.
Maitreya Hotels and Resorts is our venture into hospitality. This division owns and operates the first and only three star hotel at Jalgaon, a multipurpose centre by name Maitreya Cultural and Training point at Dhule and a holiday cum picnic resort by name ‘Mamacha gav’ at Boisar. Later we ventured into the first consumer based product in 2004 with Maitreya Meganet, which produces Maitree packaged drinking water.
We also extended our hands to securing lives. Maitreya Assurance Services is the representation of the same. Maitreya Mass Communication is a separate company formed predominantly to give good literature to its readers. Recently, we set up two new companies, Maitreya Mass Media, which is into film making, and second Maitreya Rural Growth Venture, which was established with the sole aim of helping social entrepreneurs across India.
What are some of the CSR activities that your company is involved in?
CSR activities run under the banner of Maitreya foundation. It stands strong on four wings. They are Kala Peeth, Arogya Peeth, Dnyan Peeth and Vikas Peeth. It mainly works in the field of health, promotion of art, education and rural development. Women and youth are special focus areas. But, apart from these, whenever there were calamities, foundation has served people by providing basic needs. We helped in this way, drought affected people of Marathwada in Maharashtra, people in Uttarakhand region, when it was affected by flash floods, and people of Vidarbha and Marathwada, when it was affected by hailstorm.
