This trend isn’t just about creating homes; it’s about curating aspirational lifestyles.

The residential market in India is experiencing impetus growth, as indicated by the recent Industry report by Cushman & Wakefield for Q1 2024. Luxury housing remains dominant, comprising 34% of launches. Across the top eight cities, 68,000 units were launched, with Delhi-NCR witnessing a quarterly increase of  1-2% and between 12-13% yearly. This growth is further fueled by improved economic conditions, rising disposable income, and evolving lifestyle aspirations buoyed by positive market sentiments and improved supply and demand dynamics.

Several infrastructural advancements, such as the development of the Regional Rapid Transit System (RRTS), the expansion of NH-24 linking Delhi with Ghaziabad, and the Dwarka Expressway, are notably enhancing transportation accessibility within Delhi-NCR. Furthermore, the excellent connectivity to Indira Gandhi International (IGI) Airport makes the entire region more appealing and attractive for luxury living.  The Noida Expressway corridor shares excellent connectivity with the upcoming Jewar International Airport via the Yamuna Expressway, taking less than 1 hour of travel time.  This expressway is also well-connected with key cities of the National Capital Region, such as Delhi, Greater-Noida, Ghaziabad, Faridabad, and Gurugram.  All these enhanced developments are transforming the status of Delhi-NCR as a premier real estate destination, attracting both prospective homeowners and investors.

Why millennials prefer luxury housing in Delhi-NCR?

Millennials in Delhi-NCR are increasingly moving towards luxury housing due to growing purchasing power and higher disposable income, further stimulating the desire for upscale living. This “one-click generation” demands a blend of cutting-edge technology, convenience, and luxury in their residential homes.  They prioritize smart home technologies such as automated lighting, climate control, and security systems that can be controlled via smartphone apps. Health and wellness amenities like state-of-the-art fitness centers, spas, and swimming pools are essential, along with entertainment options such as home theaters and gaming zones. The work-from-home culture has also further amplified the requirement for spacious, well-designed living spaces that are well-equipped with personal and professional needs.  Environmentally friendly and green spaces are not seen as a luxury by millennials but rather as an important requirement.  Thus, real estate developers are not just creating spaces but enhancing the lifestyle of their residents by offering them convenient and comprehensive services within luxury housing. Furthermore, Areas like Southern Peripheral Road, Central Peripheral Road, and Golf Course Extension Road are emerging as exclusive destinations for luxury housing. 

Another significant factor driving the preference for luxury housing among millennials is their propensity for international travel, which fuels their aspiration for global standards of living. Exposure to international cultures and lifestyles has heightened their expectations and desire for high-end amenities and sophisticated design in their residences

Impact of dual-income households in the luxury real estate market

The rise of dual-income households is significantly impacting the luxury residential market, as the combined financial resources of both partners greatly enhance their purchasing power. This increased disposable income allows families to invest in more upscale properties with premium amenities, sophisticated designs, and advanced technologies. Additionally, dual-income families prioritize prime locations with excellent connectivity to business hubs, reputable schools, and healthcare facilities. The enhanced financial stability also drives the preference for secure, gated communities with 24/7 surveillance and concierge services, ensuring convenience and peace of mind. This trend underscores the shift towards viewing luxury real estate not only as a living space but also as a significant lifestyle and investment choice.
