Creating The Happiest Place!

Building a tall building for the records and building a tall building for passion are two different things. People behind Palais Royale believe it falls under the second category. Niranjan Mudholkar met Vikas S Kasliwal, Vice Chairman & CEO of Shree Ram Urban Infrastructure Ltd to find out why

There is logic behind Disney World branding itself the happiest place on earth. If you make the children happy then naturally the family will be happy too and when all are happy then it is the happiest place on earth! “Our philosophy behind the Palais Royale project is not any different,” says Vikas Kasliwal, Vice Chairman and CEO of Shree Ram Urban Infrastructure Ltd (SRUIL). SRUIL is the promoter company behind Palais Royale. “For us, this project goes far beyond bricks and mortar. It is not about spaces and certainly not about volumes. It is about delivering happiness. It is a residential building, which should deliver happiness to its residents. Once you have that as your objective, everything else falls in place, including volumes and spaces,” he explains.

Great heights

Located in the heart of Mumbai at the old Shree Ram Mill premises (Worli), Palais Royale will be an ultra modern, first-of-its-kind residential building project in India. Slated to be one of India’s tallest buildings, it will touch an awe-inspiring height of one thousand feet (300m) with 75 floors. While reaching amazing physical heights, Palais Royale is also raising the bar with regards to various aspects of high-rise construction like quality, design, environmental aesthetics, urban planning, lifestyle and usage of technology.

However, Mr Kasliwal says that all these feats have come along the way of accomplishing the ultimate goal of delivering happiness. “For example, it’s not that we started with the intent of getting a green certification but along the way we picked it up just like other the certifications and awards. If there is any award that we are trying to obtain then it is the award for being the happiest place in the world to live. All other awards that we get would be just along the line. Well, we never really made any efforts to get into the world record for girders; it just emerged out of the design,” he explains.

Self sufficiency

Vertical development is fast emerging as a key solution to addressing the space crunch in India’s rapidly growing urban hubs like Mumbai. Palais Royale serves this function in style by being a self sufficient vertical city that will offer not just homes for its residences but amenities for sports, wellness and recreation. Besides, the building will incorporate some of the finest elements of building construction and operations. For example, it will have one of the most advanced ultra modern building management systems.

Palais Royale will have its own sewage treatment unit and on-site garbage treatment unit. All the wet waste from the building will be used to generate organic manure. Post occupancy, Palais Royale will manage and reduce 100% of the generated organic waste through innovative vermi-compost treatment system. Since none of untreated sewage is being disposed, there will be no burden on the already stretched civic infrastructure of the city.

Extensive use of onsite renewable energy, captive power generation and maximum use of natural ventilation for atrium and lobby areas will be undertaken. For the first time vertical wind turbines will be used in India. There will be a grid connected wind-solar hybrid roof top and ground mounted site. Use of micro hydro turbines will be undertaken and all residences will be encouraged to use pre-acquire BEE (Bureau Energy Efficiency) certified appliances to reduce energy consumption. All these features promise to bring down energy consumption at Palais Royale by 40-45%.

Waste water will be treated, recycled and re-supplied to the building residents, keeping fresh water intake kept to the minimal. Moreover, for the first time in India, 100% rainwater falling on the building would be harvested. Palais Royale would help conserve 200 million litres of water per annum.
