Brijesh Bhanote, Sr. VP Sales & Marketing, The 3C Company, speaks to Construction Week Online about the Real Estate market in NCR. Here are excerpts:
What are the major projects that you are implementing in the region?
During the span of last One year; we have launched Three GREEN residential projects namely, Lotus Boulevard, Lotus Boulevard Espacia in Sector 100 Noida & Lotus Panache at Sector 110, Noida. We are planning to launch two more landmark Green residential projects at Sector 107 & Sector 168, Noida
Which are the potential growth drivers of NCR? What lies in future for the region?
Noida offers unmatched infrastructure and amenities to its residents. Its proximity to the national capital and excellent connectivity through roads and metro makes it highly organized as compared to other developing parts of Delhi NCR. The carefully crafted master plan and clear land titles by Noida Authority provide the best infrastructure to its residents at prices much lower than Delhi.
Of late, a lot of Corporates have established their foot holds here and those who have not, are gradually shifting their base to Noida hence offering supreme job opportunities. Due to these features Noida has emerged as the hub of corporate complexes and residential projects offering greater value at the most competitive and affordable prices.
What is the ccurrent scenario in NCR-region in regards to construction activities and project developments?
NCR, displays healthy development in terms of project developments and the infrastructure. While the Delhi government is working hard towards improving connectivity between Delhi and the neighbouring areas; the future of NCR, especially Noida seems bright. The excellent infrastructure, wide roads, inch perfect master plan are the icing on the cake. The Metro link has improved the connectivity throughout the city. Apart from that, DND Flyway and the Noida Greater Noida Expressway are all symbols of development in the region.
Lots of projects have been announced to cash in on the Commonwealth Games. Do you think those projects (especially hotels) would remain viable even after the event got over?
Delhi being the National Capital receives millions of tourists and business travellers every year because of which there is an ever increasing demand for quality hotels. The demand of such quality establishments is further fuelled because of the booming Indian economy. Therefore, in my opinion the feasibility of these projects is not solely dependent on the Commonwealth Games 2010.
What are the other major big infra projects are being implemented which will have positive impact on the region?
The Govt has planned many infrastructure projects for NCR. The International Airport that has been proposed close to Greater Noida, highly organized residential and commercial development and the Formula 1 Track in Noida, will not only be a boom for tourism but would also, be an asset for the residents. The proposed metro link between Noida and Ghaziabad and the Taj Expressway connecting Noida to Agra are other cherries on the cake which will have a positive impact on the region.
